Commercial janitorial

A scope for the building, on the building’s schedule.

Offices, healthcare facilities, schools, fitness centers, retail, hospitality, apartments, warehouses, restaurants, places of worship, financial institutions, dealerships, and government buildings. Recurring service or a one-time clean.

High-touch surfaces are disinfected with the customer’s approved products, held for the contact time. Food-contact supplies are kept separate from restroom supplies. A shift supervisor inspects the work before it is offered for acceptance.

A full janitorial program is quoted from the areas, the frequency, the hours, and the specification. Facility high-touch cleaning is $0.15 per square foot, with a $175 minimum.

Published per-visit rates for the New Orleans market.

A school-bus exterior wash is $95. Interior and exterior is $135. A wheelchair-lift bus, interior and exterior, is $175. A transit bus or motor coach is $125 for the exterior and $185 for interior and exterior.

Cars, vans, and pickups are $35. An SUV or shuttle is $48. A light-duty truck is $58. A straight or box truck is $75. A tractor, or a heavy dump or refuse truck, is $95. Tractor and trailer is $130. A trailer wash-out is $45. A cab or van interior, added to the wash, is $40.

Compact equipment is $95, mid-size is $165, and large equipment is $275. Degreasing, added to any unit, is $50. A fleet stop below $250 is invoiced at $250. Graphics or installed equipment on emergency vehicles are quoted separately.

Facility services

Exteriors, concrete, and site areas, priced by the square foot.

Building exteriors are soft-washed at $0.28 per square foot. Concrete and sidewalks are $0.15. Parking lots are $0.12. Loading docks are $0.22. Dumpster pads are $0.85. The minimum charge for a wash visit is $350.

Rates assume a safe work area and a customer-provided water source where available. Landscaping next to the work area is protected, and wash water is contained where the site requires it. Water hauling, recovery, heavy soil, and graffiti are quoted separately.

Service is available for offices, hospitality, restaurants, retail, education, manufacturing, healthcare facilities, houses of worship, fitness facilities, dealerships, and government properties, on a single visit or a recurring schedule.

Facility scope and rates

Sanitation

Approved products, held for the contact time.

High-touch surfaces include seats, armrests, rails, trays, handles, and controls. The approved product is held for its contact time. High-touch sanitation is $35 for a car or van, $45 for a truck cab, and $85 for a bus or coach cabin. A facility high-touch clean is $0.15 per square foot, with a $175 minimum.

Aircraft sanitation is included in the aircraft quotation. Fleet and facility sanitation may be scheduled on its own or with a wash. Galley and food-contact surfaces are cleaned with supplies kept separate from the lavatory.

Completion and exceptions are documented. Exceptions are reported on the same shift.

Accounts

Service is scoped to the operation.

Transit

Exterior wash, or interior and exterior, performed on site. High-touch sanitation of handrails and seats is available with the interior scope. Early, late, and weekend service is available when the schedule requires it.

School districts

Exterior wash, $95. Interior and exterior, $135. Wheelchair-lift buses, interior and exterior, $175. Service may be a single visit or a recurring route.

Motor coach

Exterior, $125. Interior and exterior, $185. Lavatory and any galley are cleaned as separate tasks, with separate supplies.

Trucking, refuse, and municipal fleets

Cars, vans, trucks, tractors, trailers, and heavy dump or refuse trucks, cleaned on site. Heavy soil and graffiti are quoted separately. Graphics on emergency vehicles are quoted separately.

Equipment yards

Compact, mid-size, and large machines, cleaned on site, with degreasing where required. Wash water is contained where the site requires it.

Property managers

Soft wash, concrete, parking lots, docks, dumpster pads, and high-touch interior sanitation. Monthly volume pricing applies across buses, trucks, equipment, and facilities on one account.

Hospitality and restaurants

Public areas, docks, and lots, on the operating schedule. Food-contact surfaces are cleaned with supplies kept separate from restrooms.

Offices, retail, and dealerships

Building exteriors, walks, and parking areas, plus high-touch cleaning of customer areas. Pressure is matched to the surface.

Schools, houses of worship, fitness, and clinics

Scheduled high-touch cleaning of shared surfaces, using the customer’s approved products and contact times.

Government facilities

Access, products, and reporting follow the contract. Certificates of insurance are provided before work begins. A shift supervisor verifies completion.

Airlines and ground handlers

Turnaround cleaning within the published ground time. Crews are assigned by zone. Exterior work is staffed separately from the cabin crew.

Charter and flight departments

Deep cleaning and appearance work scoped to the aircraft. Pricing follows review of the aircraft, the schedule, and the specification.

Site access

The customer provides access to the work area and, where the rate assumes it, a water source. Gates, badges, and escorts are confirmed before mobilization. A shift supervisor is assigned to the visit.

Equipment

Crews deploy color-coded kits, commercial vacuums, extractors for detail visits, a controlled-pressure wash system, rinse capacity, water recovery where required, task-appropriate PPE, and spill and first-aid kits.

How often is service performed?

Frequency is agreed with the customer. Fleet and facility work may be a single visit or a weekly, biweekly, or monthly schedule. Aircraft cleaning follows the operating schedule and the task card.

How is landscaping protected?

Landscaping next to the work area is protected. Wash water is contained where the site requires it. Recovery requirements are quoted when they apply.

When is soft wash used?

Building exteriors are soft-washed. Concrete, sidewalks, parking lots, loading docks, and dumpster pads are cleaned at a pressure appropriate to the surface. Aircraft exteriors are dry-washed or wet-washed as a separate visit.

Are early, late, and weekend visits available?

Yes, when the customer’s schedule requires them. Crew size follows that schedule.

What is required to quote aircraft cleaning?

Fleet types, expected frequency, operating schedule, required access areas, and the customer’s task card and specifications. Lavatory, galley, and flight-deck cleaning are separate tasks. Exterior work is scheduled as its own visit.

How does volume pricing work?

Applied to one account in a calendar month, across buses, trucks, equipment, and facilities: 10 percent at 25 units or $2,500, 15 percent at 75 units or $7,500, and 20 percent at 150 units or $15,000. A signed weekly or biweekly schedule adds 5 percent. The combined adjustment is capped at 25 percent. Aircraft services are outside this schedule.

What is quoted separately?

Water hauling, wash-water recovery, heavy soil, graffiti, and other site-specific conditions. Graphics or installed equipment on emergency vehicles. Aircraft cleaning, which is quoted after review.

Field operations

Antwine Smith

Founder and Director of Field Operations. He oversees account management, staffing, field operations, quality control, safety coordination, and customer communication. Relevant experience includes aircraft cleaning, school-bus and fleet cleaning, pressure washing, interior sanitation, and exterior care of large vehicles.

A shift supervisor inspects the work before it is offered for acceptance. Exterior crews are assigned separately from cabin, lavatory, galley, and interior crews.
